8925 carastan I have had the opportunity for Dan to buy or sell 4 houses for me. I have always been very pleased with the overall outcome, but the last house I sold this spring was wonderful. I had thought about selling my house about a year ago and had asked Dan to come out and make suggestions to get the house ready for sale. I had purchased the house 15 years ago and needed guidance on where I needed to focus my attention and money. He was very thorough in walking through my house and noticing what needed to be done and what would not be worth my time and money. I went through the list and did as he recommended and even had Cori and Dan come out about a month before listing my house to recommend paints and followed their recommendations. Once the painting was finished and Cori and Dan did a final walk through, we discussed listing options and Dan recommended $15K more than what Zillow had projected my house’s value. We went with his recommendation based on the upgrades to the house and had 2 offers within the first 2 days and a third one pending. With Dan’s recommendation to give parties one day to make their final offers, we accepted and offer $4k more than we asked. With Dan’s help through the inspection process, we were able to get through a 90 page inspection in which I told Dan to offer up to $5k towards repairs and he told me to offer $500. We offered the $500 towards repairs and in the long run did not have to pay anything for repairs due to the fact that the buyer’s agent had no clue what was going on. So by using Dan as my agent, I was offered 4K more than what we asked, got full price, and closed within a month. All I can is Dan has been in the market for a how time and he is very professional and will do anything that is needed to assist you. He even came out to see and guide us through the purchase of our new house even though there was no commission involved.
